GUEST HOUSES PLANNED FOR THE ECOLOGICAL RESERVE - RANCH HOTEL


Since the plan of our project to operate the ranch Sitio Joaó Goncalves (and the ecological reserve SerNativo) as a hotel-fazenda, it was suggested that we construct several guest houses which we would sell to interested retirees (or investors).
The ranch itself will be sort of a ´land trust' as we call them in the United States (RPPN in Brazil), dedicated as an ecological reserve for the preservation of the 'caatinga', the natural vegetation of the Brazilian Sertão, and the development of eco-cultural tourism in the region of Acari, Rio Grande do Norte.
Acari is located approximately 200 km from the capital Natal, and has been judged as the cleanest little city in Brazil.
The ranch is located along the souther shore of the Gargalheiras reservior, which is a lake with great fishing potential.
The project directors have agreed to offer the following:
The ´buyer´ would pre-purchase (prior to construction) a house similiar to the pictures above, which would be built in an area close to the main ranch house. The adobe-type construction is selected as a style that matches the tradional ranch houses in the community and fits well in the mountainous setting.
Included in the purchase package would be a 5% share of the ranch itself. The share-holder would be part owner of the ranch itself.
Buyers and their families would become permanent Lifetime Members of the Andetor Brazilian Travel ClubOBS: At this point, it must be understood that this is an ecological protection area, and as such, certain activities that might damage the environment would be restricted.
The idea is that the 'owner' can use the house for himself or herself, and when not in use by the owner, his family or guests, management could rent the house as part of the ranch-hotel activity for visitors. Therefore, the home would be professionally maintained.
We only plan to build six homes, one for the resident manager and five 'for sale'. It has been projected that the sale price would be approximately US$ 15,000.00 and the house would be ready to live in by November, 2005.
Houses would be furnished with rustic type ranch furniture as the rest of the facility.
As we wish to get this project started, we are trying to identify interested purchasers as soon as possible so we can project our operations for this next year.
Selected purchasers would agree to an immediate deposit of at least US$ 5,000 ... the balance would be paid over the next year or as construction proceeds.
