ANDETUR GROUP MANAGEMENT has been offered a new project, a 'new construction' hotel in a major development area of Rio Grande do Norte.

Location:

Hotel is located in Tibau do Sul, near Pipa Beach, one of the ten most beautiful beaches of Brazil, according to specialized magazines. Pipa is a small village, plenty of shops, nice bars, restaurants and night places to enjoy and drink and is located at 80 Kms. south of NATAL, in Rio Grande do Norte.

The area is flourishing in terms of tourism and a demand of nice hotels is still growing according to travel agents.

Natal has a new airport and the road, which is not very good at present, requires a carefully drive and it takes 1 (one) hour from the airport to the Hotel. The local drivers know the road and serious accidents are not known. As this area develops, the road will be redone. When I first started going to Pipa / Tibau do Sul in the early 1990's .... this was just a dirt road. Another road ... an extension of the Via Coasteira from Natal will soon offer access to Tibau via ferry boat.

Installations:

The hotel is under constructions and was intended to open in March (2003) and is composed of:

43 big rooms well equipped and with nice varandas or balconies;

2 restaurants, one for breakfast and light meals and another for dinners. The builders noticed a demand for a good restaurant in the area and they decided to build one than can be a option for the hotel customers and for others.

2 swimming pools; one for adults and one for children

 

Reception area (office) with a suite for the Manager and two shops.

Salon for fitness

Tennis courts adaptable for other sports.

A bar/restaurant is located on the beach

Other Information: (Owners statement)

"The hotel is built on a 27.000 m2 land just over the sea with an almost private beach called Cacimbinhas, where you can still appreciate the dolphins swimming around. The closest beach is called Dolphins beach due to this fact.

The plots are surrounded by empty land that gives us the opportunity to expand at a reasonable investment, because the access / entrance to beach and the sea is only through our land.

We did not decided yet about the furniture and we want to make this decision only after conclude that the moment is not adequate to sell it or depending on prospective partners. If we sell or lease it the new Owners/Operators can decide, but we still have several bids for furniture, and the cost is around US$ 200.000, and the period to deliver two months."

Present owners of this project are Portuguese citizens working for multinationals that loved Pipa and decided to invest there. Meanwhile they have been transferred back to Portugal and, considering that no one of the group was expert in tourism, they decided to sell or rent to a multinational chain or operator. But they prefer to sell.

Our contact is the majority partner who is still in Brazil but not for long since his work contract also ceases in 2003.

Also, to be honest, they realized that they made a too big pousada to be managed by three crazy guys (their description) that do not know nothing about hotels, just as guests.

Price

The owners are asking USD 2,200,000-- USD, plus the cost of furniture, negociable. I'm suggesting that the price might be bit expensive ..... but apparently a lot of work has been done ... and what is lacking is furnishing and cosmetics. The owners have indicated that they might entertain an idea of a 'joint venture'

Remarks:

Tourism is a main focus of the new government and we are absolutely sure that will grow in Brazil more than any other activity. Natal offers sun all over the year and the people receive foreigners in a very friendly manner.

The region is one of the biggest shrimp and lobster production areas and fish are also abundant.
