The 'Cuca Fresca' is a special investment that the Andetur Brazilian Travel Club is promoting ... this pousada was selected from a hundred or more we visited.

Pipa is one of the growing hot spots on the Rio Grande do Norte coast .... and has been written up in many travel magazines for it's unique closeness to nature and the quiet seclusion.

For many years it has been a haven for surfers and students.

In May of this year, I inspected the property, and one of our staff is in Brazil now and made a secondary inspection this last week. Her report summarizes it the best.

"Donald.... The trip to Pipa yesterday was great. Milagro was very interested in all of the properties we looked at, and we checked out some that were not officially for sale, but had potential. We made inquiries and asked those that were not on the market to consider listing with us if they decided to sell.

Let me just say that I was extremely impressed with the Cuca Fresca. It was completely different than I had imagined, and I left there with a strong impression. The current manager was a really nice guy, showed us around and filled in details. I simply could not get over how nicely laid out the place was.

Its definitely unique in Pipa, and that is a huge plus. With so many pousadas, something different stands out.

Access to the property is excellent (unlike others, there were some really, shall we say 'interesting' driving skills required to get to a FIVE STAR hotel, the Casa Branca. I couldnt believe it. Well, it has been raining A LOT here, and thats part of the problem. However, as I was saying, Getting to the Cuca Fresca is very straight forward.

The rooms there are enormous, gorgeous. The most interesting thing I found, though, was the main service area. The area where you would have a restaurant and bar and perhaps reception. This area has a lot of potential, for example, on weekends, and expecially during holidays, its really big enough, if you cleared out tables, to host parties, musicians, etc. The parking on the street, and even inside the compound is ample enough to handle this. It is of a very interesting construction

. Ok, I could go on and on about that place, if there were any way for me to secure the money to buy this place, I swear I would never leave Brazil again. In comparison to the Agua Fresca, which is almost twice as much per day, the Cuca Fresca is much better, I think. The Agua Fresca has some astonishing views, but that is really what you are paying for. I liked the rooms at the Cuca a little better, the pool area and all of the greenery and shade just made a really peaceful impression on me. The Agua Fresca seems a little pricey for a view, when you can walk a few meters to the beach and see all of the same. "

The property is landscaped like the natural terain of the Pipa area ... and is close to both the village and the Praia do Amor.

Investment required - US$ 300,000 for 75% ownership of the property. Manangement will be provided by Andetur. The Cuca Fresca will be a 'prefered property' by the Andetur Brazilian Travel Club, and a stop-over for all of our day trips from Natal and outings and week-ends for residents of the retirement village at Pium.

An interested partner must be prepared to pay at least US$ 125,000 upon signing the purchase contract ... the balance being paid in monthly payments over the next 20 months.

Note: The property presently has 6 chalets, and a restaurant administration area. There is room to construct another 6 chalets in the future. (Approximate building cost US$ 10,000 each) The entire project is 'brand new', having just been completed. The present owner is selling due to a business emergency. (Aqua Fresca) The name will remain the same and will be marketed in conjuction with the Aqua Fresca and some other select pousadas in Pipa.

All contracts and legal stucture are ready ..... the business could be concluded in less that a week.
