This pousada, located on the Praia of Redinha Nova, is presently for sale - asking price is R$ 300,000, which in my opinion is a bit high for the current market. See my notes below! The unofficial name is 'Castelo' or Castle because of the appearance as you approach the property.

There are 4 bungalows (chales), or separate suites toward the rear of the facility ... this large area could be used as a recreation area or an owner or manager apartment could be added here. The glass windows at the rear and door access a small garden patio with direct access to the beach behind. The glass prevents entry of sand on windy days.

NOTES:

As I mentioned above, at R$ 300,000 this property is a bit overpriced for the present market. The Praia of Redinha Nova is undergoing development anticipating the new bridge being constructed between the city of Natal and Redinha. Completion is scheduled for mid 2006 (present projection) and when completed this area will explode. Property values and popularity of this beach area will double or triple overnight. Many savvy investors are buying property now with this thought in mind. I believe that a serious 'cash in hand'offer of R$ 200,000 - 250,000 might buy this property.

Be advised that a lot of TLC and hard work is required remodeling this property. I took these pictures last year and did an extensive evaluation of the work required and additional costs as I was personally interested in this property.

SUGGESTED:

Besides repainting with good paint, which is obviously required, the following suggestions would dramatically assure the success of this project. Extensive landscaping and gardening will also greatly enhance the property.

New furniture, matteresse, linens, etc. are required.

Install a new larger swimming pool. The existing pool (fiberglass) is too small but is in good shape. This pool could be sold or traded to the pool dealer on the larger model.

Modernize the bathrooms in the entire facility. Install shower stalls.

Toward the front of the property, next to the covered restaurant area, is a large area that should be cemented and create an open air bar and restaurant area open to the public. This additional income will justify modernizing the kitchen and bar installations.

IT should also be noted that this investment on its own would not qualify the investor for residency. For a non-resident investor Andetur offers property management services. I personally live a few blocks from this property. All investments should be made via the Bank of Brazil and registered with the Banco Central. A partnership offer might be considered.
